North Beach Urban Renewal
The North Beach Urban Renewal project (NBURP) is a design-led planning exercise to amend the City of Stirling Town Planning Scheme, facilitating a medium-density in-fill development on the subject site in North Beach for the Department of Communities (DoC).
We contributed to this exercise by preparing a staged masterplan that would allow for the design of high-quality built-forms in various housing typologies. These ranged from micro lots and townhouses to more traditional multi-residential apartment buildings to provide opportunities for affordable housing in the suburb.
Our master plan design emphasised high-quality landscaped spaces in the public domain, transitioning to semi-private and private realms sculpted by articulated built-form. The proposed built-form was informed by the new State Planning Policy SPP7.0 and the communities vision and aspirations for the site.
Some of the project challenges included sensitive balancing of form with the existing built context while exploiting the site’s opportunities. The intensity of development increases towards the centre of the site to minimise impacts on the neighbours while also affording views of surrounding natural bushland and the coast. The project also utilises sloping terrain to sleeve under-croft parking under the development and reduce building heights on the periphery.
The design solution provides a framework for “stealthy” medium density that sits comfortably on the site, utilising natural attributes and meeting community and client expectations.
